Hotel Policy, Terms and Conditions
BOOKINGS
The resort agrees to provide the accommodation as booked and agrees not to sell those room nights to anyone else for the duration of the booking. The guest agrees to pay for the room nights booked. This is not depending on the weather conditions or a change of plans.
PAYMENT
The deposit payment confirms the acceptance of the terms & conditions. In the case of a partial deposit: the balance is payable upon check-in. We accept cash (THB/Thai Baht), VISA- and MASTER cards (surcharge 3% applies) and you can pay with QR-code (local Thai banks only).
CHECK-IN & CHECK-OUT
Check-in time is from 13:30hrs after the room has been cleaned and prepared. The check-out time is 12:00hrs.
Late check-out until 16:00hrs: 50% of the room rate*
Late check-out after 16:00hrs: 100% of the room rate*

CANCELLATION POLICY
The cancellation policy depends on your type of booking and chosen rate option.
Direct bookings: NRF (Non-Refundable) rates: no refund
Rates with a 30% deposit: the deposit will not be refunded but can be used for new alternative dates.
In the case of travel restrictions due to a pandemic we offer a voucher or 100% refund (minus bank transfer fees) in all cases.
Online travel agencies (Booking, Agoda etc.) have their own cancellation policies, please check with the agency.
ROOM OCCUPATION
Standard occupation: maximum of 2 guests per room. On request we have an extra single bed or baby cot available for an extra person or baby (surcharge applies).
PETS
Pets are not allowed in our accommodations.
SMOKING
All our rooms are non-smoking rooms. For your convenience we provide an ashtray on your private out-door terrace.
